A great decorative epoxy floor in a Dubai showroom or Doha villa stops customers in their tracks. A bad one looks like a Pinterest fail.
The four decorative families
1. 3D Metallic
Pearlescent pigments swirled into a clear epoxy base, mirror-gloss top-coat. Looks like a frozen mercury sea — every floor is unique. Best for: luxury auto showrooms, premium retail, restaurants, villa entrances. Lifespan in showroom traffic: 8–12 years.
2. Quartz broadcast
Coloured quartz aggregate broadcast into pigmented epoxy, top-coated. Granite-like aesthetic, R11 slip rated, very tough. Best for: hotel lobbies, gym floors, F&B back-of-house. Lifespan: 10–15 years.
3. Vinyl flake
Coloured plastic flakes broadcast into base coat, top-coated clear. Energetic "speckle" look. Best for: garages, gyms, retail back-of-house. Lifespan: 8–10 years.
4. Terrazzo-look
Modern composite using coloured stone and shell aggregate, ground and polished. Premium aesthetic. Best for: hotel lobbies, lift cores, lift lobbies, ballroom corridors. Lifespan: 15+ years.
What ruins them
- Skipping the UV-stable top-coat — yellows in skylit areas within 12 months.
- Tyre marks — common in showrooms. Refresh top-coat every 3–4 years.
- Wrong slip rating — gloss metallic is slick when wet. Use quartz or matt finish near doors.
- Cheap pigments — fading in 2 years. Manufacturer-grade pigments only.
The mock-up rule
Always install a 1 m² mock-up before committing. Pinterest photos lie. Real metallic in real showroom lighting reveals depth photos can't show. We do mock-ups free for any project above 200 sqm.
